How Do I Choose Between Standing Seam and Exposed Fastener Systems?

The most fundamental decision on any metal roof project is the attachment method. Standing seam systems — whether snap-together or mechanically seamed — use concealed clips or fastening flanges that allow the panel to float and move thermally. Fasteners that attach the metal to the substructure don’t penetrate the face of the metal. That matters on commercial jobs where long-term weathertightness, wind uplift ratings, and low-slope performance are specifiable requirements.

Exposed fastener systems attach to the substructure through the panel face using color-matched screws. They cover more area per panel, install faster, and cost less per square — which is why they're the workhorse of post-frame, agricultural, commercial, and industrial construction. Serviceability and replacement are straightforward. The tradeoff is that through-fastened panels create penetrations that require maintenance on long-term applications.

Neither is inherently better. The right answer depends on slope, panel length, budget, building geometry, approval requirements, and how the building will be used over its service life.

What determines minimum slope for a standing seam system?
Seam height and seam type are the primary factors. Taller seams handle low-slope applications more reliably, and mechanically seamed panels outperform snap-together systems at very low slopes. MasterLok-90 and MasterLok-FS are engineered down to ¼:12. Most vertical-leg snap-together systems require at least ½:12 to 1:12. Always confirm the specific panel's tested minimum slope before selection.
When does a project require FM approval?
Factory Mutual (FM) approvals are required when the building owner or insurer specifies FM-rated assemblies — common in Class A commercial, industrial, and warehouse construction. FM4471 governs metal roof systems. McElroy's FM-rated options include Maxima (I-90 at 24 GA) and select 138T/238T configurations. Verify the specific approval document against the project's FM rating requirement before selection.
What is the difference between symmetrical and non-symmetrical standing seam?
A symmetrical panel — like the 138T, 238T, and Trap-Tee — has identical legs on both sides of the seam. That means any individual panel can be removed and replaced without disturbing adjacent panels. Non-symmetrical panels have male/female seams and require sequential installation. For facilities where long-term maintenance access matters, symmetrical systems offer a meaningful serviceability advantage.
Can standing seam panels be site-formed for continuous lengths?
Yes, on select systems. Maxima ADV, Maxima 2, and the 138T/238T systems support jobsite rollforming through McElroy's onsite rollforming service, with panel lengths up to 250 feet. Continuous panels eliminate endlap joints — one of the most common leak points on metal roofs. Onsite rollforming requires scheduling McElroy technicians as part of the project plan.
What are the substrate options and why do they matter?
Galvalume® (55% aluminum-zinc alloy coated steel) is the standard substrate for most McElroy standing seam and exposed fastener panels. It outperforms galvanized steel for corrosion resistance and pairs well with Kynar 500® PVDF paint systems for long-term color stability. For animal confinement applications where Galvalume is not recommended due to ammonia exposure, G100 galvanized is available on Max-Rib and select other panels. Aluminum is available on 138T/238T for coastal or non-standard applications.
What's the difference between Kynar 500® and SMP paint systems?
Kynar 500® is a PVDF (polyvinylidene fluoride) resin-based coating that provides superior resistance to chalk and fade over time. It's the correct specification for long-term commercial and architectural projects. SMP (Silicone Modified Polyester) is a more economical option that performs well in moderate exposure environments but will show more color shift over 20-plus years. For exposed fastener post-frame and agricultural applications where budget matters more than decades-long color retention, SMP is a reasonable choice. For standing seam systems and projects demanding excellent color, fade and chalk resistance, Kynar 500® is the right call.
How do recover systems interact with energy code requirements?
IECC Section C-503 includes an exemption that allows commercial buildings undergoing a roof recover to avoid bringing the full assembly up to current insulation minimums, provided certain conditions are met. This is one of the more misunderstood provisions in commercial roofing — and one of the more useful for contractors and building owners evaluating recover vs. tear-off economics.
